Booking Terms and Conditions

These terms apply to all stays booked with Australia Dreams Pty Ltd (ABN 63 678 265 364). By making a booking, you, the guest named on the reservation, accept these terms on behalf of yourself and everyone in your party.

Cancellations and Date Changes

Please only book when you are sure of your dates, as we do not offer flexibility with date changes. Your booking is made at your own risk in relation to any travel restrictions or other events, whether personal or public, that may affect your stay. This includes circumstances where you, or the area around the property, is subject to a lockdown, in which case our cancellation policy still applies.

The cancellation policy attached to your booking sets out the maximum refund available and the time by which a cancellation must be made. We are unable to refund more than that policy allows, and we are not responsible for refunding amounts due to unforeseen events that affect the number of nights you stay.

We strongly recommend that you take out adequate travel insurance to cover unforeseen events affecting your trip.

Liability

Your belongings are not insured by us against damage, loss, theft or destruction. To the extent permitted by law, we accept no responsibility for loss, damage or injury that you or any member of your party may suffer in connection with the property. Nothing in these terms excludes any rights or guarantees that cannot be excluded under the Australian Consumer Law.

You are responsible for your own safety, and the safety of anyone else present at the property, during your stay.

Our Guests

Your introductory message must be truthful. You must be at least 23 years of age to book. The number of people staying at the property must not exceed the guest count on your reservation, and external visitors are not permitted. If you bring an infant, you do so at your own discretion, as the properties are not specifically designed to be infant friendly and it is your responsibility to decide whether a property is suitable. Please treat the property and its contents as if they were your own.

Check-In and Check-Out

Check-in is from 2 PM. Check-out is by 11 AM.

During Your Stay

Smoking is not permitted anywhere inside the property. If you wish to smoke, please do so outside on the street. If smoking takes place inside, you will be responsible for the cost of cleaning, deodorising and any remediation required, which may be deducted from your security deposit.

Pets are not permitted.

Under Australian law, we must provide access for fire safety inspections. These take place twice a year, on a random weekday morning, and all guests must accept this as a possibility.

Occasionally, issues arise during a stay that we cannot avoid and that we need to attend to. By booking, you agree to grant us access to the property to address and resolve such issues. For urgent issues, we will give you at least one hour's notice. For non-urgent issues, we will give you at least 24 hours' notice. If access is not granted, we cannot be responsible for the issue affecting your stay beyond our attempts to access and resolve it.

Noise and Conduct

Parties are not permitted, and only the confirmed guests on the reservation may stay at the property. Please keep noise to a minimum after 10 PM, as sound carries easily in shared buildings and hallways. Excessive noise, or a breach of these terms, may result in your stay being ended and you being asked to leave the property.

Damage, Lost Keys and Security

If you notice any pre-existing damage on arrival, please photograph it from three different distances and send the photos to us. You accept responsibility for any damage caused during your stay. If anything is accidentally broken, please let us know as soon as possible.

If a key is lost, we will arrange for a locksmith to re-key the lock and replace the key at your expense, reflecting the actual cost incurred, up to a value of $900 (nine hundred Australian dollars).

General

A serious or repeated breach of these terms may result in your stay being ended and you being asked to leave the property.

Construction works sometimes take place near our properties, and we are not always notified in advance. We are also not responsible for building-wide or street-wide service interruptions, including gas, electricity or lift outages, which are managed by external providers and are rare. Where these occur, and to the extent permitted by law, we are unable to offer compensation, as they are outside our control.
